As a real estate licensee who has no brokerage relationship with the buyer as a customer, BSI’s brokers can provided to you the following duties as a transaction broker:
1. Dealing honestly and fairly;
2. Disclosing all known facts that materially affect the value of residential real property which are not readily observable to the buyer.
3. Provide real estate statistics and information on the property.
4. Provide pre-printed real estate contracts
5. Act as a scribe in preparation of form contracts. Brokers of BSI will NOT:
- Give advice or professional opinions of the pending transaction.
- Manage the contract to close
BSI Brokers offer a flat fee service for a single transaction to prepare deal analysis data and/or write and submit an initial offer. The buyer will then receive access to pre-printed GAR real estate contracts to further manage their own transaction to closing. The forms provided are listed below. This agreement is for a one time transaction and concludes at the closing, termination or withdraw of the offer. ON MARKET PROPERTIES ONLY: A transaction fee of .0015% of the sale price will be collected from the buyer to broker at the closing on all properties listed on the MLS in Georgia.
