Our team will assist the investor in staying informed on the ongoing rehab project by providing monthly progress evaluations. In addition, we will send the investor updated area sales reports to make sure the project is on track to hit the max ARV projection. Program includes:

  • Monthly scheduled visits by a member of our team to visually inspect the property and answer questions for the investor.
  • Pictures and videos of the property after each scheduled walk through.
  • Monthly reports of recently sold properties in the area of the subject property.
  • Scheduled in-person viewings of similar active listing in the area of the subject property to evaluate the area's ARV inventory.
  • Suggest modifications or upgrades to accommodate the market demand to assist the investor in maximizing profits.

Often our investors don’t live locally or are busy professionals that lack the time to check in on their ongoing rehabs. Our team will collect the information and make sure our investors stay well informed of the project progress. In addition, the market is constantly changing. We will send updated area sales reports to make sure your project stays on track to hit your max ARV projection.

For example, if the area sales prices are declining therefore affecting the original ARV projection, then it might be necessary to cut back on rehab expenses to compensate. Perhaps not adding the fenced in backyard or cut the cost in some way to account for the declining ARV. If the area sales are increasing with a higher standard of finishes or unique characteristics, then it might be necessary to extend the budget a bit to stay competitive with the area’s demand.

We will coordinate to visit the under construction property once a month. We can be available to do additional drop ins upon request.
